ITBC produced layout drawings, elevations, sections and a full specification to allow the project to be tendered. We gained planning permission for new windows to the front elevation and building regulation approval. We were also retained to provide project monitoring services throughout the duration of the project. We monitored works on site to track progress and the quality of work and also deal with any queries/variations. We reviewed applications for payment and organised snagging inspections and dealt with the handover process.
Project Description
The works involved the refurbishment of both units 4b&4c. The existing mezzanine areas were refurbished to provide offices with glazed partitions at first floor level and meeting rooms and kitchen/canteen at ground floor. All WC’s were refurbished and the services (small power, lighting, data, security, fire alarm were also upgraded. All other areas were utlised as storage areas.
Benefits
Although the client is involved in the construction industry, they had no experience in managing this type of fit out of two industrial units.
As well as architectural design ITBC also provided project management guidance to help the client achieve all statutory consents and realise their aspirations of refurbishing the units and provide a ‘fit for purpose’ space to use as their head quarters.
