Architectural Design

Providing lead architectural design services, we work closely with our trusted partners to take away the pressure from our clients to co-ordinate the whole design process through all the RIBA stages. We liaise with all stakeholders to determine the project brief and objectives and then produce outline design responses including initial design/feasibility reports, conceptual drawings for review and development, then once signed off, we produce tender drawings, detailed design drawings, specifications, schedules of work. Using the latest Autodesk Revit software, we are able to produce 3D design drawings and photo realistic rendered images of design projects which is a vital tool to enable clients to visualise their aspirations. The software also allows the design to be fully co-ordinated with other designers (electrical, mechanical, structural engineers) to eliminate any clashes.

During the design process we also liaise with the local authorities to gain the statutory approvals applicable (planning permission and building regulation approval etc).

Project management & Contract Administration

Project Management

Our services in project management and contract administration help our clients with the advice and coordination necessary to manage the complex process of transforming a brief and design into a building. The service is specifically tailored and could include any or all of the following:

• Assisting with written briefs to all consultants/design team
• Liaising with stakeholders and chairing design meetings
• Producing design documentation and co-ordinating with other partners/consultants
• Gaining statutory consents
• Compiling/co-ordinating tender documentation
• Carryout tender analysis and recommending contractor appointment
• Chairing pre-start and progress meetings
• Compile and issue contracts to the client & contractor
• Monitor progress and quality of workmanship on site
• Issue/co-ordinate contract variations
• Assess payment applications and issue payment certification
• Provide regular progress reports throughout the duration of the project
• Co-ordinate and undertake snagging towards the completion of works and organise final handover of the project
• Organise and produce final account documentation and ensure the health and safety file is provided promptly
• Co-ordinate the end of rectification period process

Building Surveys

We undertake condition surveys on behalf of clients/property occupiers/prospective purchasers to all manner of buildings. The survey provides our clients with detailed information about the condition of the building and highlights future maintenance liabilities and any major concerns. This provides an invaluable starting point for purchases and building occupiers and managers to manage future risk and accurately predict future expenditure.

Other surveys and reports include feasibility studies, schedules of condition, defect reports and planned preventative maintenance surveys.

Ian Tunnicliffe has extensive experience of providing asset management/planned preventative maintenance surveys in the Education sector.

Using NBS software we produce specifications for all our schemes including preliminaries, materials and workmanship and schedule of works sections to accurately describe the works and to provide a detailed tender document to ensure tender returns are consistent and based on a ‘level playing field’.

Principal Designer Duties – CDM Regulations 2015

CDM Regulations 2015
The Principal Designer (PD) services provided by Ian Tunnicliffe Building Consultancy are set out in accordance with CDM Regulations 2015 and to improve the Health and Safety performance on construction projects. The Construction (Design and Management) Regulations 2015 (CDM 2015) requires all parties involved in a construction project to take responsibility for health and safety standards. 

At Ian Tunnicliffe Building Consultancy we are able to drive the management of Health & Safety through the stages of a project to ensure Buildability, Usability and Maintainability features are encompassed in any project designs with ownership taken by the Client and Project Team.

Listed Buildings and Conservation Projects

Clarendon Building Oxford
Ian Tunnicliffe has extensive experience with refurbishing and managing projects to historic listed buildings. Having worked in Oxford for over 15 years with previous employers he has undertaken refurbishment projects on behalf of the University of Oxford to the Clarendon Building, Ashmolean Museum, Department of Geography and Hertford College.
